Environmental pre-feasibility · Chile
The environmental pre-feasibility of your land, in a single report.
Draw your property on the map or upload your KMZ. We query the official sources of the Chilean State and deliver to your inbox a professional report, with map figures and conclusions for each component.
Official sources selected on technical criteria by DueGreen
- MINVU
- DGA
- SERNAGEOMIN
- CMN
- CONAF
- CIREN
- MOP
- MMA
Four steps on your side. We do the rest the same day.
Each step ends in something you can verify: an area, a declared coverage, a receipt, a tracking code.
Outline your property (minute 0)
Draw the polygon directly on the map or upload your KMZ, KML or Shapefile. The system calculates the area, and the price with it.
Review the coverage (minute 2)
See which official sources cover your area before you pay. If a source does not respond, it is declared as not verified.
Pay with your email (minute 4)
No account needed: confirm your email address and pay online. The final price is confirmed before you pay.
Receive and track (same day)
You get the tracking code instantly; the PDF report arrives in your inbox as soon as it is ready.
4 minutes of your time. The rest is on us: we query official sources validated by DueGreen professionals, consolidate the findings and produce the maps, following an analysis structure reviewed by their team.
Every environmental component, with its source and its figure.
A professional document with dedicated maps for each component, an executive summary with a weighted factor matrix and traffic light conclusions. What a consulting team would prepare in weeks, the same day.
- Soils and land use capability
- Zoning and planning instruments
- Hydrography and water rights
- Geological hazards
- Biodiversity and protected areas
- Archaeological heritage
- Air quality and saturated zones
- Road network and access
Delivered as a PDF, issued in Spanish. The KMZ to review the layers in Google Earth is an optional add-on.
Service limits
Mainland Chile
Coverage verified region by region against each official source. The system warns you before you pay if your area has partial coverage.
From 1 to 1,000 hectares
A property, not a region: a fixed price up to 500 hectares and, above that area, a charge per additional hectare. The analysis is calibrated to the scale at which a pre-feasibility study makes technical sense.
Same-day delivery
Sources are queried on the spot: your report reflects the state of public services today, not a survey downloaded months ago.
Your land in 3D, with every layer of the report.
In addition to the PDF, you can add the KMZ file: water channels, hazard zones, soils, native forest and the rest of the layers queried, organized in folders and ready to open in Google Earth, over the real terrain of your land.
- Native forest. Surveyed native forest, to anticipate restrictions before any intervention.
- Energy and transmission. Nearby transmission lines, to size the grid connection.
- Your property. Outlined over satellite imagery and real terrain, as you will see it in Google Earth.
- Zoning. Which zones of the municipal and intermunicipal land use plans cover your property, and where the urban limits are.
- Hazard zones. The hazard areas that cross or border the land, drawn over the terrain.
- Soils. The soil class, polygon by polygon, to know the land use capability of each sector.
- Water channels and streams. The actual route of irrigation channels and streams: where the water flows, what crosses your property and where works in a watercourse may require permits.
- Wells and water rights. Every well and station located on the map, with its distance to the property.
- Flora and fauna. Records of nearby species to anticipate the biodiversity baseline.
- Archaeological heritage. Nearby monuments and heritage sites that may constrain the works.
- Noise and vibration. Nearby homes, schools and health centers: the receptors to take into account.
- Access. The road network and access to the property, to size the logistics.
A single price, based on the area.
One-time payment per report, in UF (Chilean inflation-indexed unit) plus VAT. No subscriptions or hidden costs.
- 1 to 50 ha: 11 UF.
- 51 to 300 ha: 19 UF.
- 301 to 500 ha: 30 UF.
- Over 500 ha: 30 UF plus 0.4 UF per additional hectare, up to 1,000 ha.
Optional add-ons, in UF plus VAT
- Google Earth file (KMZ): 7.5 UF. A .kmz file with the same layers as the report, organized in folders by component: property boundary, zoning, hydrography, hazards, protected areas and heritage.
- 45-minute consultation with Duegreen: 2 UF. A 45-minute video call with a DueGreen specialist about your delivered report.
Frequently asked questions
What is an environmental pre-feasibility report?
It is a preliminary assessment of the environmental, territorial and regulatory conditions of a piece of land, made before deciding on a purchase, an investment or a project. It brings together in a single document what the official sources say about the property: zoning, soils, water, geological hazards, biodiversity, heritage and access, with a traffic light conclusion for each component.
It helps you detect early the restrictions that would force a project to change, become more expensive or be discarded, and tells you which studies are the appropriate next step.
Which official sources does it query?
Those of the Chilean State, at the moment your report is generated: MINVU (land use plans and hazard areas), DGA (wells and water rights), SERNAGEOMIN (geological hazards and tailings deposits), CMN (national monuments), CONAF (protected wildlife areas), CIREN (soils and land use capability), MOP (road network and municipal boundaries) and MMA (biodiversity, native forest and saturated zones).
Each source is cited in the report together with its result, and any source that did not respond is declared as not verified.
What does the report contain?
An executive summary with a weighted factor matrix; one chapter per component (soils, zoning and planning instruments, hydrography and water rights, geological hazards, biodiversity and protected areas, archaeological heritage, air quality and road network) with its map figure; recommendations per component; traffic light conclusions; and an appendix with the traceability of each source queried.
How much does it cost and how is the price calculated?
The price depends only on the area of the property, in UF (Chilean inflation-indexed unit) plus VAT: 11 UF for 1 to 50 ha, 19 UF for 51 to 300 ha, 30 UF for 301 to 500 ha. Above 500 ha, 0.4 UF is added per additional hectare.
The conversion to Chilean pesos uses the UF value on the day of payment, and the total including VAT is shown before you confirm.
When do I receive the report?
The same day. When you pay, you immediately receive a tracking code; the tracking page shows progress by stage and, when the document is ready, it arrives in your inbox and is available for download.
What area can I analyze?
From 1 to 1,000 hectares, in mainland Chile. Up to 500 ha the price is fixed per bracket; above that area, 0.4 UF is added per additional hectare.
If your property exceeds 1,000 ha, write to us: we quote it case by case.
What happens if an official source does not cover my area?
We tell you before you pay. Step 2 shows, source by source, whether coverage is full, partial or unavailable, and the report declares as not verified any source that did not respond.
We never fill a gap with an estimate.
Does the report replace an environmental study?
No. It is an automated preliminary assessment based on public sources: it does not replace a site visit, case-by-case regulatory interpretation or a report signed by a qualified professional. However, we offer a consultation service so you can make a better-informed investment decision.
The full scope is set out in the terms and conditions, clause 03.
Do you issue a tax invoice to a company?
Yes. In the details step, select the option to receive a tax invoice (factura) for a company and fill in the RUT, legal name, line of business, address, municipality and city. If you do not request one, an electronic receipt (boleta) is issued in the name of the buyer.
