What an environmental pre-feasibility report is, which sources it uses, what it costs, when it arrives and how to track your order. Direct contact with our team.

The service

What is an environmental pre-feasibility report?

It is a preliminary assessment of the environmental, territorial and regulatory conditions of a piece of land, made before deciding on a purchase, an investment or a project. It brings together in a single document what the official sources say about the property: zoning, soils, water, geological hazards, biodiversity, heritage and access, with a traffic light conclusion for each component.

It helps you detect early the restrictions that would force a project to change, become more expensive or be discarded, and tells you which studies are the appropriate next step.

Which official sources does it query?

Those of the Chilean State, at the moment your report is generated: MINVU (land use plans and hazard areas), DGA (wells and water rights), SERNAGEOMIN (geological hazards and tailings deposits), CMN (national monuments), CONAF (protected wildlife areas), CIREN (soils and land use capability), MOP (road network and municipal boundaries) and MMA (biodiversity, native forest and saturated zones).

Each source is cited in the report together with its result, and any source that did not respond is declared as not verified.

Who is this report for?

For anyone evaluating the purchase, development or financing of land in Chile: real estate companies, developers of energy, agricultural or industrial projects, investors, real estate brokers and architecture or engineering firms that need a first reading of the property before commissioning studies.

What does the report contain?

An executive summary with a weighted factor matrix; one chapter per component (soils, zoning and planning instruments, hydrography and water rights, geological hazards, biodiversity and protected areas, archaeological heritage, air quality and road network) with its map figure; recommendations per component; traffic light conclusions; and an appendix with the traceability of each source queried.

Before you buy

Do I need to create an account to order a report?

No. The checkout asks for your email address and nothing else: that email is linked to the order and is your access to the report and the tracking code.

What area can I analyze?

From 1 to 1,000 hectares, in mainland Chile. Up to 500 ha the price is fixed per bracket; above that area, 0.4 UF is added per additional hectare.

If your property exceeds 1,000 ha, write to us: we quote it case by case.

Can I upload a file instead of drawing the property?

Yes. Step 1 accepts KMZ, KML and zipped Shapefile, or you can draw the polygon directly on the map. Either way, you will see the calculated area before continuing.

What happens if an official source does not cover my area?

We tell you before you pay. Step 2 shows, source by source, whether coverage is full, partial or unavailable, and the report declares as not verified any source that did not respond.

We never fill a gap with an estimate.

Payment and tax documents

How much does it cost and how is the price calculated?

The price depends only on the area of the property, in UF (Chilean inflation-indexed unit) plus VAT: 11 UF for 1 to 50 ha, 19 UF for 51 to 300 ha, 30 UF for 301 to 500 ha. Above 500 ha, 0.4 UF is added per additional hectare.

The conversion to Chilean pesos uses the UF value on the day of payment, and the total including VAT is shown before you confirm.

Do you issue a tax invoice to a company?

Yes. In the details step, select the option to receive a tax invoice (factura) for a company and fill in the RUT, legal name, line of business, address, municipality and city. If you do not request one, an electronic receipt (boleta) is issued in the name of the buyer.

Which payment methods do you accept?

Online payment with credit and debit cards through our payment gateway. Your card details are entered on the gateway site: they do not go through Project Check and are not stored here.

The report and its delivery

When do I receive the report?

The same day. When you pay, you immediately receive a tracking code; the tracking page shows progress by stage and, when the document is ready, it arrives in your inbox and is available for download.

In what format is it delivered?

The report is a PDF in Spanish with maps for each component, a factor matrix and traffic light conclusions.

The KMZ file to review the layers in Google Earth is an optional add-on for 7.5 UF plus VAT, chosen at checkout.

You can also add a 45-minute consultation with a DueGreen specialist to review the report, for 2 UF plus VAT.

Does the report replace an environmental study?

No. It is an automated preliminary assessment based on public sources: it does not replace a site visit, case-by-case regulatory interpretation or a report signed by a qualified professional. However, we offer a consultation service so you can make a better-informed investment decision.

The full scope is set out in the terms and conditions, clause 03.

I lost my tracking code.

Write to us from the same email you used to buy and we will resend the link. It is the only piece of information that links an order to a person, which is why we ask you to repeat the email when paying.

Data and privacy

Who sees the polygon of my property?

The DueGreen and JAPS Engineering team that operates the service. The polygon is used to query the official sources and generate your report; it is not published, shared with third parties or sold.

Can you delete my data?

Yes. Request it by email from the address you used to buy and we will delete the polygon, the project name and your contact details. Tax documents already issued are kept for the period required by law.

The environmental pre-feasibility of your land, in a single report.
